Where exactly: The neighborhood is proposed for a site just south of 199th Street and west of Mission Road.

• The site is currently zoned for rural use, and it is surrounded by a mix of rural and residentially-zoned land.

Details: The applicant for the Blue Valley Reserves project has proposed 25 homes on roughly 68 acres of land in that area.

• Each of the lots included in the plan would range from 2.5 to 2.8 acres.
• The proposal comes from Payne and Brockway an Olathe-based civil engineering and land planning firm.
• The project also comes with a rezoning request from rural use to planned residential neighborhood use.

Bigger picture: Plans to rezone the land for a residential neighborhood initially came before the Board of County Commissioners for approval at its Aug. 11 meeting.

• At that time, Payne and Brockway requested that the item be referred back to the Southeast Consolidated Zoning Board, which had sent the project to the county commission with a recommendation for denial.
• The proposal that’s up for approval this week has since been revised and approved by the zoning board.
• This project would also mark the latest in a growing number of proposed residential projects on rurally-zoned land in the rapidly growing southern part of Johnson County.

What’s different about this Blue Valley Reserves plan?

Revisions to the project plan since its initial proposal to the Southeast Consolidated Zoning Board included reducing the number of homes in the neighborhood by five, bringing down the neighborhood’s total number of homes from 30 to 25.

• Developers also removed a “stub street” that was present in the previous plan — which served as an extension into potential future development near the site’s south property line.
