Overland Park advances plan for new retail at Nieman Plaza

Southern Overland Park’s Nieman Plaza is looking to add more retail to its shopping center.

The Overland Park Planning Commission on Monday approved a revised preliminary plan to allow the construction of a new multi-tenant retail building at the center near the northwest corner of West 135th Street and Nieman Road.

A dental office and hardware store are set to move into the new building

Both of the proposed tenants, which are unnamed, would occupy a one-story, 8,000-square-foot building, according to city documents.
The new building would be situated between the 7-Eleven gas station and Community National Bank on site.

No drive-thru is included with the new version of the plan

In March 2020, the commission approved a rezoning that would have allowed a 5,500-square-foot retail building with a drive-thru on the site.
With the newest iteration of the preliminary plan that increases the proposed building by 2,500 square feet, the drive-thru element is now off the table.

The changes to the plan received unanimous approval

The planning commission was in unanimous agreement that the proposed retail building was a good use of the vacant space.
“I think this all looks appropriate and staff has done a good job at putting the recommendations in front of us,” said Commissioner Radd Way.
This item must come before the Overland Park City Council for final approval before construction can begin.
