Preliminary work will soon begin on what will later become the East Village development in southern Leawood.
Earlier this month, the Leawood City Council approved final plans for the first phases of the mixed-use development at West 133rd Street and Pawnee Lane, which used to be called Cameron’s Court.
The overall project by Lenexa-based Oddo Development entails 10 years of work.
Developers will break ground later this year
- Rick Oddo, CEO of Oddo Development, said the company will begin utility and street work at the site this fall.
- The first phase of development includes construction of 26 single-family homes and 12 twin villas (or duplexes) as well as a traffic entrances off Pawnee Lane and High Drive.
- Oddo said the residential properties will start going up for sale in 2024 or early 2025.
It took two years to get here
- The beginning of preliminary work follows three years of discussion between developers, the city and concerned neighboring residents.
- In that time, the proposal underwent various changes — including a name change, an increase in green space, a decrease in residential units and new roofs for the residential component.
- “It was a very difficult process and a very emotional process,” Oddo said. “But we followed all the rules, we followed all the design concepts and all the design ordinances.”
The development will also include restaurants and office spaces
- The 116-acre project includes a mix of apartments, single-family homes and twin villas.
- In later phases of the project, the development will grow to include a grocery store, drive-thru restaurants and office space.
- Oddo said final plans for the third and fourth phases will come before the city in the next two or three months.
- “We know (the project) brings needed living types at different price levels,” he said. “It will also bring additional customers add people to the retail in Leawood. In other words, we’ll bring the rooftops and customers so that the retail can continue to flourish.”
